The short answer
Cavity wall insulation is generally suitable for homes built from roughly the 1920s/1930s onwards with a genuine, unobstructed cavity of adequate width, no significant existing damp issues, and reasonably low exposure to driving rain. It's not automatically suitable for every cavity-walled property — a proper survey by an accredited installer is the only reliable way to confirm suitability for your specific home, but understanding the main factors first helps you have a more informed conversation with a surveyor.
Do you actually have cavity walls?
Homes built before roughly the 1920s typically have solid walls (a single thickness of brick or stone, no cavity), while most homes built from the 1920s/1930s onwards have cavity walls — two separate leaves of brick or block with a gap between them, originally intended mainly to keep damp out rather than for insulation. Brick bond pattern can be a rough clue (solid walls often show alternating brick orientations in a "Flemish bond" pattern, while cavity walls are more commonly laid in a uniform "stretcher bond"), but this isn't reliable enough to base a decision on — a proper survey, sometimes including a small inspection hole or borescope camera check, confirms it definitively.
Cavity width
Cavities need to be wide enough to accommodate insulation material effectively — very narrow cavities (sometimes found in some 1920s-1930s properties) may not be suitable for standard cavity wall insulation, or may need a specific, thinner insulation product designed for narrow cavities. This is assessed as part of a proper survey.
Exposure to driving rain
This is one of the more important, and sometimes overlooked, suitability factors. Properties in high-exposure locations — typically coastal areas, or elsewhere exposed to consistently strong wind-driven rain — carry a higher risk of insulation material allowing moisture to bridge the cavity if it's not appropriate for that level of exposure. Reputable installers assess exposure rating as standard (using recognised exposure zone mapping) and will recommend against installation, or recommend a specific higher-spec material, where standard cavity insulation isn't appropriate for the location.
Existing damp issues
If a property already has damp problems — rising damp, penetrating damp, or condensation issues — these should be identified and properly addressed before insulating the cavity, not afterwards. Insulating a cavity in a wall that already has an unresolved damp problem risks making the issue worse or harder to diagnose. A reputable installer's survey should include checking for existing damp, and a good installer will decline to proceed (or will flag it clearly) if there's an unresolved issue.
Wall condition and pointing
The external brickwork or render should be in reasonably sound condition — significant cracks, poor pointing, or render in poor repair can be a route for water ingress that insulation might then allow to bridge the cavity, so it's worth having any obvious external wall defects addressed as part of, or before, the insulation work.
The installation process
Cavity wall insulation is installed by drilling a pattern of small holes (typically around 22mm) through the external wall at regular intervals, injecting or blowing the insulation material into the cavity through each hole, then making good the holes to match the existing brick or render. It's a relatively quick, non-disruptive job compared with internal or external wall insulation — typically completed in a day for an average semi-detached or terraced house.
Common mistakes
- Assuming all cavity-walled homes are automatically suitable. Exposure, cavity width and existing wall condition all matter — get a proper survey rather than assuming.
- Insulating over an unresolved damp issue. Fix damp problems first, or make sure the installer has genuinely assessed and ruled this out.
- Choosing an installer without checking accreditation. Look for installers registered with a recognised industry guarantee body (such as CIGA), which provides insurance-backed protection for the installation.
If your home isn't suitable
If a survey finds your home isn't suitable for standard cavity wall insulation — narrow cavity, high exposure, or a solid-wall construction with no cavity at all — that doesn't mean insulation isn't an option, just that a different approach is needed.
